Foundation Conditions in Nepean
Nepean was its own city until the 2001 amalgamation and is now one of Ottawa’s largest urban and suburban areas, spanning decades of housing stock from established mid-century neighbourhoods to newer developments. Loamy soil is common across Nepean, and while it drains better than dense clay, it still shifts with seasonal moisture changes and settles unevenly around a foundation that hasn’t had its grading maintained. Older Nepean homes in particular can show decades of gradual settling that only becomes obvious once a crack opens or a floor starts to slope.
